    How Asaba Has Overtaken Onitsha In Commercial Viability Overnight-Ebubeogu

    According to the CEO of Tiger Food and Beverages, Don Ebubeogu, it is not accidental that the three largest cement distributors in the South-East and South-South regions are headquartered in Asaba.

    The Ideato, Imo State born and Onitsha based industrialist said that Asaba is rapidly establishing itself as one of the region’s fastest-growing commercial hubs, actively reshaping the geopolitical and economic landscape of the Lower Niger.

    He said that real estate developers are strategically splitting their investment portfolios between Lagos and Asaba.

    “Lekki-style housing estates are springing up and achieving sales velocity that outpaces initial financial projections.

    “Consequently, Asaba is emerging as a direct competitor to Onitsha in commercial viability and economic activity. This rapid transformation is no coincidence.”

    He said that for decades, Onitsha reigned unchallenged as the region’s undisputed commercial titan, anchored by its legendary main market.

    However, Onitsha suffers from severe spatial constraints—it is heavily congested, plagued by chronic traffic bottlenecks, and structurally saturated.

    Furthermore, socio-economic shifts and security challenges forced businesses and affluent traders to seek a secure, well-planned alternative just across the Niger Bridge.

    Ebubeogu said that Asaba became the natural pressure valve: close enough to tap into Onitsha’s massive commercial liquidity, yet peaceful enough to offer modern urban planning and expansion.

    Moreover, the Delta State Government has actively prioritised industrial land allocation over the past few years as a core economic policy.

    He said that as the capital of Delta State, Asaba enjoys relative administrative stability, a peaceful security profile, and expansive, flat terrain that makes greenfield real estate development significantly easier than in the hilly or congested landscapes of neighbouring states.

    “Because it sits squarely at the gateway linking the South-West, South-East, and South-South, Asaba serves as the ultimate regional distribution node. This explains why heavy construction materials like cement are heavily warehoused there, acting as the primary staging ground for the construction boom accelerating across both regions.

    “With the Onitsha Industrial Harbour fully occupied and lacking room for expansion, the Asaba industrial layout along the Ibusa corridor has experienced a surge of interest.

    “Consequently, the Delta State Government is strategically positioning a new industrial park along the banks of the River Niger, adjacent to the Asaba-Onitsha Expressway.

    “For visionary investors and developers, Asaba’s rapid ascent as a dual-powered real estate and industrial powerhouse is no longer a distant projection—it is an unfolding reality before our eyes.”
